A house and a shop that make sense together

A barndominium gets you square footage, a real shop and a house that does not look like an outbuilding, usually on land where a conventional subdivision build would not make sense. On acreage around Gravette, Decatur and Siloam Springs it is often the most practical thing you can put on the property.

The mistake people make is treating the shell as the whole job. The shell goes up fast. What decides whether you like living in it is the interior: insulation, ceiling height, where the shop wall lands, how the kitchen opens up and whether the finish level matches a house rather than a garage. Getting a barndominium right

Walk the acreage

Where the building sits decides the drive, the drainage, the septic and the view out the back. We work that out on the land with you before anything is ordered.

Size the shop first

Bay widths, door heights and ceiling clearance come from the equipment and the work, not from a stock plan. Get this wrong and no amount of finish fixes it.

Shell and envelope

Pad, post frame, roof and insulation. The shell moves fast, which is exactly why the decisions have to be made before it starts.

Finish the living side

Framing, mechanicals, kitchen, baths and trim to the same standard as a custom home, because you are going to live in it every day.

Are barndominiums cheaper than a traditional house?

The shell usually costs less per square foot than conventional framing, which is why people start there. The interior finish costs the same as any house. Where you land depends on how much of the square footage you finish out as living space.

Can I get a mortgage on a barndominium in Arkansas?

Lenders differ, and it is worth calling yours early because it can shape the plan. We build to conventional residential standards on the living side, which is generally what an appraiser and a lender want to see.

How big should the shop be?

Size it around the equipment and the work, not the stock plan. Door height and bay width are the two dimensions people regret. We walk through what goes in there before the steel is ordered.

Do you build on my land outside city limits?

Yes, and most barndominiums are on rural acreage. County permitting, septic and access all get handled as part of the build, with permit filing done in house.
