Design build
Design and construction under one agreement. Useful when the budget has to drive the drawing instead of the other way around, and when you would rather not referee between an architect and a builder.

PHASE 01
Scope and bid
Walk the site, read the plans, price the work. You get a number you can hold us to.
PHASE 02
Permits and approvals
Filed in house with the city or the county, with inspections booked against the schedule.
PHASE 03
Site work
Clearing, grading, drainage, utilities and pad. Water gets sent somewhere on purpose.
PHASE 04
Vertical build
Structure, envelope, mechanical, electrical and plumbing, then finishes, sequenced trade by trade.
PHASE 05
Closeout
Final inspection, punch list written down and worked off, keys and documents handed over.

Every jurisdiction in Northwest Arkansas wants something slightly different. Gravette is not Bentonville, Benton County is not Washington County, and a submittal that is missing one sheet can cost you three weeks.
We file applications, submit plans, answer plan review comments and schedule inspections. On our own jobs it is included. For owners and other contractors who just need it handled, we file it as a standalone service.
